We can draw up plans and apply for Planning Permission if you need a change of use to bring a different building type into residential use.
Interior design
Part of our service includes helping our clients visualize how they would like their home to look inside. If you have clear ideas we will help select the correct materials and colours to achieve your new look. New build homes
We are experienced in designing new build houses in various locations.
Kitchen extensions
Most of our projects include a new kitchen. We are expert in creating sociable light filled spaces where everyone wants to congregate. We will advise on layouts and suppliers and often create 3d visualizations so that you can see how the new space will work.
House extensions
From sketch design ideas right through to dealing with builders on site we will help you through the process of extending your home. We will guide you through the permissions required, help you to find the right builder and our favourite part is making sure that the design is right. Our aim is to transform your home by listening carefully to your dreams and aspirations and turning them into the best solution for your new space.
Attic conversions
A good sized attic with enough head height is a really valuable asset as it is often by far the cheapest way to get the extra room you need. Attic rooms can be delightful spaces which feel like a haven at the top of the house. The trickiest part of the design process is working out where the new stair can go, as there are strict regulations about size of stair and minimum headroom – we’ve done this for lots of projects and will make sure that your plans comply with local authority requirements.
Planning application submissions
Planning Permission is required for many external alterations to your home but there are also lots of alterations and extensions which can be done under what’s known as ‘Permitted Development’ rights. We can advise on what sort of permission is required and will consult with the Local Planning Department regarding your project before submitting an application on your behalf. We like to ensure that projects go through the Planning Application process with the minimum of fuss and we have a good success rate for approvals.
Building warrant submissions
Broadly speaking, Planning departments are concerned with how buildings look from the outside and Building Control deal with how they are constructed – fire regulations, sustainability requirements, access, heating, ventilation, electrics, structure and insulation are all part of the regulations. We will add all the relevant details to the plans, submit the Building Warrant Application on your behalf and then deal with any queries they raise. All but the very smallest projects usually require a Building Warrant, and it is unlawful to start work without one.
